Why you need an independent conveyancing lawyer in Tenerife

The lawyer recommended by the estate agent works in the same circle as the seller. The transaction has to close for the agent to get paid, and that pressure quietly shapes how problems get framed.

An independent lawyer has no upside in your purchase going through. Mine is the opposite incentive, I’m only useful to you if the property is actually safe to buy.

Conveyancing process with a property solicitor

1. First Call and fixed quote

We talk for around 30 minutes. I ask you about the property, the seller, the agent involved, your funding and your timeline. By the end of the call you have a fixed legal fee in writing and a clear idea of what comes next.

2. Power of Attorney signed

You sign the PoA at a notary in your home country with the Apostille of The Hague. From that point I can act for you in Tenerife on every step that requires a signature.

3. Due Dilligence & Reports

I run the legal and financial checks. You receive the Risk & Taxes Report in English with everything I found, every cost broken down and every recommendation. You decide whether to proceed with the full picture in front of you.

4. Completion and keys

I sign the deed for you, pay the taxes, register the property and arrange the handover. Your contract with the utility companies is updated. You travel only when you want to, not because the paperwork forces you to.

Do I really need an independent lawyer if the estate agent provides one?

Yes. The agent’s lawyer works in the agent’s ecosystem and gets paid when the sale closes. They’re not breaking any rule, but their incentive is not aligned with yours. An independent lawyer has only one client on the file, you.

Can I complete the entire purchase without travelling to Tenerife?

Yes. With a bilingual Power of Attorney signed in your country I can handle every signature here, from the Arras to the Escritura, including tax payments and Land Registry filing. Most of my non-resident clients travel only to view the property and to collect the keys.

How much does a conveyancing solicitor cost in Tenerife?

My fee is fixed and confirmed in writing before you instruct me. I won’t quote a number on a public page because it depends on the type of property (resale or new build), whether there are co-buyers, and whether mortgage financing is involved. You’ll get the exact figure on the first call.

How long does conveyancing take in Tenerife?

Around 6 to 12 weeks from the reservation contract to the keys in a standard case. NIE processing, mortgage approval and the seller’s own paperwork are the variables that move the timeline. I give you a realistic schedule at the start.

What is the Risk & Taxes Report and when do I get it?

It’s a single document in English with the result of every legal and financial check, plus the full cost of your purchase itemised tax by tax. You receive it after due diligence, before you sign the Contrato de Arras. It’s the document that lets you decide with the full picture, not with the agent’s summary.

Will you handle both new build and resale properties?

Yes. The conveyancing process and the tax framework differ between the two, particularly around IGIC, AJD and the developer’s guarantees on off-plan purchases. My service covers both.
